Report:
A group of in-experienced builders have decided to become developers on a plot of land they have been offered in a built-up town centre location.
The developer has decided they want to build a mixed-use development including a basement carpark, ground floor retail units and 4 floors of apartments above on the site of an old community meeting house.
They are very clear about what they want in terms of the specification for the development, but as inexperienced developers, that are looking for advice on the best solution for procurement and management of the contract.
They are aware they need a better understanding of several issues, namely:
1. What are the pro’s and cons’ of the various procurement routes open to them, and suggest the most appropriate.
2. Suggest a standard from of contract they might adopt, with an explanation why.
3. What are the obligations, liabilities and powers of parties under the recommended standard conditions of contract?
4. What contract documents will have to be prepared to tender this work? To allow them to prepare these they will need an understanding of why each document is required and what they should include.
You have been asked to prepare a 2,000-word report to explain points 1, 2, 3 and 4 above
