Architect required for a small rear conservatory project in Strood, Kent

Dear all

Do you operate in the Medway area in Kent? If so, at some point in the future, I should like to build an extension to abut the kitchen, at the back of the house, to house a brick-built, fully plumbed walk-in shower and toilet, so that my elderly and disabled mum can avoid using the stairs to get to the upstairs bathroom if and when she is not up to it.

The extension is to be covered by a new conservatory. Note that her old conservatory is dilapidated and needs to be pulled down and removed.

Although, probably not exactly the same, I should like any new rear extension to be in sympathetic style, with the new kitchen being planned for mum's house (i.e., outside-inside modern classic). More details attached, however, the key overriding factor is budget.

Anyway. The new rear extension should allow light to flood in through the rear kitchen windows. The new conservatory should also allow for a new connecting path to the garden to the side of the conservatory. The path should be sturdy and wide enough for anyone using a Zimmer Frame, wheelchair, loaded large brown garden waste bin or loaded wheelbarrow to pass safely. We have existing patio paving, which I would like to reuse to save on costs if that is possible?

I’m not a planning expert, so correct me where necessary, but I should also like any new conservatory to further extend into mum’s garden and to be as large as possible, whilst remaining within the scope of a Lawful Development Certificate (LDC). I should like the LDC to cover both the new conservatory and downstairs bath.

If all this is ok, can you provide plans and elevations, plus any other documentation, that satisfy planning portal requirements for an LDC? If so, I can bundle these with the location and block plans and send these to Medway Planning.

Would you be able to help me navigate through any building regulations associated with this project too?

Unfortunately, I don’t have any starting dates as I am in the early stages of a kitchen refurb for mum. I am also awaiting conclusions from Medway council, with regard to other investigations.

As supporting information, I’ve attached a couple of documents which outline my requirements for both the new conservatory and kitchen. To reiterate, should you have any contacts who might be interested in quoting for my kitchen work, I would be more than happy to know.

In the meantime, as I’m short on budget, I am canvassing for quotes in an attempt to find out what my options are for the new Conservatory. The quotes should include the removal and disposal of all waste materials.
